One of the most common questions I hear from sellers is this:
Why do some properties sell quickly while others stay on the market for months?
Many people assume the answer is always price. And while price is definitely important, it is not the only factor.
In reality, buyers respond to three things at the same time: price, presentation, and positioning.
A property can be beautiful, but if it is overpriced, buyers may move on quickly. A property can be priced well, but if the photos are weak or the marketing does not create interest, it can still sit. And even a great property with strong visuals can struggle if it is not being shown to the right audience in the right way. In Puerto Vallarta, this becomes even more important because we are not in a typical residential market. We are in a resort market.
That means many buyers are not moving from one neighborhood to another the way they might in a more traditional city. They are not always local families simply relocating across town. Many of them are buying second homes, vacation properties, retirement homes, or investment properties. They may live in Canada, the United States, or another part of Mexico, and they are comparing Puerto Vallarta not only with other neighborhoods here, but with other resort destinations as well. That changes the way properties need to be sold.
In a resort market, buyers are often purchasing a lifestyle as much as they are purchasing real estate. They are thinking about ocean views, walkability, rental potential, amenities, comfort, and how the property will fit into the life they imagine having here. Because of that, a listing needs to do more than just exist online. It needs to tell the right story. That is where positioning matters.
Some buyers are looking for a lock-and-leave second home.
Some want strong rental income.
Some are dreaming about retirement in the sun.
Others want a property that feels like an escape from their primary life back home.
If the marketing does not speak to the right buyer, the property can easily be overlooked, even if it is objectively a good listing.
Another important factor is momentum. When a property first comes to market, there is fresh energy around it. Buyers notice it. Agents notice it. There is curiosity. But when a listing sits too long, people begin to wonder why. Even when there is nothing seriously wrong, the market can start to see it differently.
That is why a strong launch matters.
Good photography matters.
Clear pricing matters.
And thoughtful marketing matters.
Some listings sit because they are overpriced.
Some sit because they are not being presented properly.
And some sit simply because they were never positioned in a way that made the right buyer stop and pay attention.
The good news is that many of those things can be improved.
