When purchasing a house or condo presale property, understanding the downpayment requirements is crucial. In Puerto Vallarta, the initial payment typically ranges between 30% to 35% of the presale property’s value.
While this might secure a minimal discount, offering a higher downpayment—between 50% and 90%—could potentially earn you a more significant discount. This varies by developer, so it’s essential to consult with your Real Estate Agent about available payment plans and discounts on the presale property.
Key Points to Consider:
- Refundable Deposits: Some presale property developments require a small refundable deposit to hold the unit, while others do not. Always check the specific requirements with your Realtor.
- Bank Fees: It’s important to be aware of potential bank fees before committing to a pre-sale purchase. Some buyers, eager to secure their unit, might overlook this aspect. Ensure you discuss any potential costs with your bank to avoid surprises.
- Currency and Wire Transfers: When dealing with wire transfers, the presale property developer’s representative will provide the banking information. Confirm if the account is in Pesos or USD. If you’re nervous about the transfer, ask your Realtor if you can send a test wire transfer for a small amount first. Once confirmed, you can send the remaining balance.
