In Puerto Vallarta, it is very easy to fall in love with a property before asking the less glamorous questions.
The view is beautiful.
The terrace feels perfect.
The pool, the gym, the rooftop, the sense of lifestyle — all of it can be very persuasive.
And in a resort market like this one, that makes sense. Many buyers here are not only purchasing a property. They are purchasing a version of how they want to live. But before committing to a condo, one of the most important things a buyer should understand is the homeowners association, or HOA.
Because in Puerto Vallarta, the HOA is not just a monthly number on paper. It is part of the ownership experience.
A low HOA may look attractive at first glance, but if the building is not being properly maintained, that lower cost may not feel like much of a benefit over time. On the other hand, a higher HOA may initially seem expensive, but if it supports strong management, well-kept common areas, useful amenities, and a smoother day-to-day experience, it may actually represent stronger long-term value.
That is why buyers should not only ask,
“How much is the HOA?”
They should also ask,
“What does it include?”
In some buildings, the HOA may cover security, maintenance of common areas, amenities, water, gas, insurance for the common elements, or building staff. In others, the fee may be lower, but the level of service and upkeep may reflect that difference.
It is also important to understand how well the building is being managed.
Is the property well maintained?
Do the common areas feel cared for?
Is there a reserve fund?
Are there special assessments being discussed?
Does the building feel organized and financially healthy?
These are not the questions that usually create emotional excitement during a showing, but they are often the questions that matter most after closing.
In Puerto Vallarta, many buyers are purchasing second homes, retirement properties, or investment condos. That means ownership should ideally feel easy, enjoyable, and aligned with the lifestyle they are seeking. A poorly managed building or unclear HOA situation can quickly affect that experience.
The truth is that a beautiful condo can still become the wrong purchase if the HOA is not well understood.
That is why I always encourage buyers to look beyond the finishes and the views, and spend time understanding the building itself. In many cases, the quality of the HOA is just as important as the quality of the unit.
A smart purchase is not only about what looks good on the day of the showing.
It is also about what will continue to feel good once you own it.
